RE-SIM Privacy Policy

RE-SIM ("the extension") is a Chrome extension that analyzes a rental property and runs financial projections on it. You enter a property address; the extension returns comparable rents and sale prices, a mortgage breakdown, and a monthly profit-and-loss. This policy explains what data we handle, why, and who else sees it.

RE-SIM cannot read the web pages you visit. It has no content scripts, no access to your tabs or browsing history, and no permission to run on any website. The only property information it ever receives is an address you type or paste into its side panel yourself.

Earlier versions of RE-SIM (0.2.x and below) could read listing pages on Zillow, Redfin, Realtor.com, and Gmail. That capability was removed entirely in version 0.3.0 along with the permissions that allowed it.

What we collect

What we do not collect

• Pages you visit, tabs you have open, or browsing history — the extension has no technical ability to see these.
• Your financial inputs. Purchase price, rent, interest rate, expenses, and every other figure you type stay in your browser. They are never sent to us.
• Payment card details. These go directly to Stripe and never reach our systems.
• Analytics, advertising identifiers, or tracking of any kind. We do not use analytics or advertising SDKs, and we do not sell or rent personal information.

Using RE-SIM without an account

The free tier is entirely local. Every field starts blank, you enter your own numbers, and the calculations run in your browser. In this mode the extension makes no network requests at all and we receive nothing — not even the address you are analyzing.

Data stored on your device

Chrome's local storage holds your preferences and, when signed in, your login session token. This stays on your device. Signing out deletes it. Uninstalling the extension deletes it.

Accounts, authentication, and payments

If you create an optional paid account we collect your email address and authentication credentials, handled by our authentication provider. Payments are processed by Stripe; card details are entered directly with Stripe and are never received or stored by RE-SIM. We retain only your subscription status and the Stripe customer identifier needed to manage it.

Shared property data

When a paid search is performed, the results for that address — comparable rents, sale prices, and public property details — are stored on our servers for up to 30 days and reused for anyone who later looks up the same address. This keeps costs and prices down.

What is stored is property information, not personal information about you: the cache holds the address and its market data, and is not linked to the account that requested it. Your own usage history is kept separately, is visible only to you, and is never included in what other users receive.

Who else receives your data

• RentCast — receives the property address in order to return market data for it. Their privacy policy governs that processing.
• Supabase — hosts our database and authentication.
• Stripe — processes subscription payments.

These providers act on our behalf to deliver the service. We do not sell personal information, and we do not share it for advertising.

How long we keep things

• Account data — until you ask us to delete your account.
• Usage records — retained for billing and dispute resolution, since a charge on your invoice must be explainable.
• Cached property data — refreshed or discarded after 30 days.
• Local data on your device — until you sign out or uninstall.

Your choices

• Use the free tier and share nothing at all.
• Sign out at any time from the extension's settings page to clear your local session.
• Request a copy of your data, or its deletion, by emailing us. Deleting your account removes your email, account record, and usage history. Property data in the shared cache is not personal to you and is not linked to your account, so it is unaffected.
• Depending on where you live, you may have additional rights over your personal data, including access, correction, deletion, and portability. Contact us to exercise them.

Children

RE-SIM is a tool for property investors and is not directed at children. We do not knowingly collect information from anyone under 13.

Changes to this policy

If we materially change what we collect or who receives it, we will update this page and revise the date above. Continuing to use the extension after a change means you accept the updated policy.
